Catharine Sibel is an experienced transactional attorney specializing in commercial real estate and financing transactions. Her practice is focused on the representation of developers, borrowers, lenders, and investors in commercial real estate, including development, financing, leasing, land use, condominium and construction. Ms. Sibel has extensive experience structuring and closing a variety of real estate related financings, including acquisition, bridge and construction facilities, mezzanine loans, subscription lines of credit and historic tax credit transactions. Ms. Sibel has utilized her knowledge and experience in the legal and business communities to effectively represent clients in hundreds of complex real estate transactions.

Ms. Sibel also represents financial institutions and private lenders and investors in a wide variety of debt and equity transactions, including traditional debt facilities, mortgage loans, asset-based lines of credit and private equity syndications. She also represents lenders and borrowers in debt restructurings and workout transactions. Ms. Sibel also handles various corporate matters for her clients, including the structuring of joint ventures, partnerships, and other corporate enterprises. As a businesswoman and an attorney, Ms. Sibel utilizes a deal-oriented approach to work with clients to successfully negotiate, manage and close transactions.

Ms. Sibel began her career as an attorney with the in-house legal group for O’Neill Properties Group, L.P., a real estate development firm based in King of Prussia, PA. While there, she represented the company in all areas of commercial real estate development. Prior to forming Rittenhouse Law, Ms. Sibel was an attorney at Spruce Law, LLC and a partner at Silverang, Donohoe, Rosenzweig & Haltzman, LLC, where she gained substantial experience in the legal and business aspects of representing developers, investors and lenders in a variety of real estate development, investment, leasing, financing, workout, and corporate transactions.

Ms. Sibel received a B.A. in Political Science from Colgate University, and a law degree from Widener University School of Law.

• Representation of a local real estate developer in the acquisition, development, and financing of a $150 million mixed-use development in Philadelphia, Pennsylvania containing approximately 100,000 square feet of retail and 300 residential apartments, including the JV negotiation with the developer’s institutional equity partner.
• Representation of a real estate developer in the acquisition and financing of a $45 million industrial portfolio sale and leaseback transaction with assets located in 10 states.
• Representation of commercial landlords in retail leases with national credit tenants, such as Target, CVS, Starbucks, PetSmart and Wawa.
• Representation of a local real estate developer in a $54 million refinance of a residential subdivision in suburban Philadelphia, Pennsylvania containing more than 500 building lots, and the sale of adjacent parcels to seasoned commercial developers for the construction of luxury apartments and 120,000 square feet of mixed-use commercial space.
• Representation of local real estate developers in the renovation of historic buildings in Philadelphia, Pennsylvania into luxury apartments and mixed-use projects, including the negotiation and financing of historic tax credits, syndicated equity and related construction debt.
• Representation of a local real estate developer in the development of a $100 million luxury apartment project in suburban Philadelphia, Pennsylvania, including the negotiation of the joint venture with the developer’s institutional partner and the syndication of the developer’s equity.
• Representation of a local hotel developer in the refinance and disposition of assets located throughout Philadelphia and Southern New Jersey, including more than $20 million in financings and approximately $30 million in dispositions.
• Representation of a local bank in the origination of acquisition, construction, and permanent debt and the resolution of a variety of workout transactions, including the origination of loan facilities ranging from $5 million to $40 million secured by real estate collateral, of varying asset classes, located in Pennsylvania and New Jersey.
• Representation of a local bank in the origination and negotiation of a series of acquisition, construction, and commercial financings totaling approximately $150 million and collateralized by real estate and business assets located in the Philadelphia area.
• Representation of a local real estate opportunity fund in the acquisition of residential properties in major metropolitan markets with a value in excess of $60 million, and the leasing of the portfolio to an operator partner.

Hunter Kintzing is a seasoned transactional attorney specializing in commercial real estate and real estate finance transactions. He has represented developers, lenders, borrowers, landlords and tenants in all aspects of commercial real estate transactions. Mr. Kintzing focuses his practice in the areas of real estate, finance and corporate law. He has successfully counseled a wide variety of clients, large and small, in all aspects of commercial real estate transactions and development, including acquisitions, dispositions, land use approvals, leasing and financing. In conjunction with his real estate practice, Mr. Kintzing has represented numerous lenders in commercial real estate and C&I loan transactions. Mr. Kintzing also has experience in corporate matters where he has advised his clients on the choice of entity for real estate ownership and has structured a variety of limited liability companies, limited partnerships and related joint ventures.

Prior to joining Rittenhouse Law, Mr. Kintzing was an attorney with a boutique transactional law firm and an Am Law 100 law firm, where he handled all aspects of commercial real estate and financing transactions. Mr. Kintzing previously served as in-house counsel for Susquehanna Bank as well. While there, he represented the bank in its commercial lending department, providing legal advice to lenders, management and credit personnel in a wide range of commercial lending transactions throughout the bank’s three-state footprint.

Mr. Kintzing received a B.A. in Economics from Bucknell University, and a law degree from Rutgers School of Law.

Mary Warren is an accomplished paralegal with a strong background in commercial real estate and finance. Ms. Warren coordinates all aspects of real estate transactions, including acquisition, financing, leasing and disposition matters. She also provides support for the firm’s financial services clients in a variety of lending transactions. Ms. Warren has substantial experience in corporate transactions as well, including the organization of legal entities and the oversight of corporate reporting and related matters.

During Ms. Warren’s career in the legal field, she has gained a wealth of experience to effectively support a multifaceted transactional legal practice. Ms. Warren began her career as an administrative assistant at a small Estates firm in Haddon Heights, New Jersey and transitioned into Real Estate, where she honed her skills in the areas of commercial real estate, finance and corporate transactions.

In addition to her role at Rittenhouse Law, Ms. Warren founded a New Jersey non-profit and is also on the Leadership Council Advisory Board for the American Cancer Society.

Ms. Warren received a B.A. in Paralegal Studies from Burlington County College.
